In the heart of Mallorca, Son Llaneres is a contemporary oasis set in a rustic landscape. Commissioned by a Spanish family living abroad, this cozy holiday home was designed as a retreat where a connection to nature blends seamlessly with modern and functional design. The main challenge of the project was to harmonize contemporary design with the strict aesthetic restrictions typical of rural land.
Strategically located on an expansive plot near the town of Campos, the house naturally integrates into its surroundings, making use of the flat terrain and countryside views.
Son Llaneres achieves this by using a combination of local materials, with the exterior showcasing Santanyí dry stone combined with ochre stucco. Both inside and out, the flooring features gray Zarci natural stone, and, due to rural restrictions, an Arabic-style pitched roof was used.
The furniture, mainly composed of natural woods and light tones, was carefully selected by the client to reflect their personal style and preferences.
The design features a unique volumetric arrangement with pitched roofs, creating a cross-shaped layout that distinguishes the four exterior zones: one for access, one for the master bedroom, another for the guest area, and lastly, the ground floor’s living room, dining area, and kitchen, which open to the porch and pool in an L-shape.
The upper floor houses two bedrooms and an additional bathroom, completing the functional layout of the home.

The apartment is located in the bohemian neighborhood of Santa Catalina in the city of Palma de Mallorca. It is a former fishing village that has transformed into a restaurant area, with a gastronomic market as its central hub.
Leach Home serves as the second residence for a foreign family.
The apartment is divided into a daytime area, comprising a living room, dining room, and open kitchen, and a nighttime area with two bedrooms.
At the time of accepting the assignment, the apartment was completely empty as demolition work had been carried out on its original state.
The requirements were to create a functional space with a special sensitivity to design.
The furniture and lighting have been carefully chosen, following the theme of blending chic with industrial elements.

Almudaina apartment is located in the old town of Palma, near the Town Hall and the cathedral. The property is surrounded by narrow and winding streets.
The owners were looking to create a new home in the city and were drawn to the street life in this characteristic neighborhood.
The apartment was in a condition that did not allow for inhabitation, so it was necessary to renovate the facilities, kitchens, and bathrooms.
During the renovation, the original elements of the property were carefully taken into account to preserve its essence, such as the Ionic column, while incorporating contemporary elements to achieve a fusion of the old and the modern, creating a chic and timeless atmosphere.
To achieve the desired chic effect, the original colors of the apartment were combined with bolder tones, such as the red used on the sofa. Modern and traditional elements were mixed to create the feeling that they had always been there.
The flooring stands out, as the decision was made to keep the original one despite having to replace some hydraulic ceramic tiles. In some rooms, herringbone oak wood was chosen.
The kitchen is a bright and open space. During the renovation, an opening was made in the load-bearing wall to connect the semi-open kitchen with the rest of the apartment. The chosen material for the island and other elements was Calacatta marble, which is white with distinctive grey veins
The furniture selection was entrusted to the company Banni, who made great efforts to understand our idea and bring it to life in the best possible way. Getting to know the clients and their lifestyles was also a crucial factor when choosing fabrics to ensure optimal use and durability over time.
The living room carpet was designed with a completely customized pattern, as were its colours, allowing for a perfect combination with the other pieces in the room. The shelving in the office area is wall-mounted, with large open spaces that enhance the feeling of space.
The bedroom posed a structural challenge, as Banni hung a large velvet curtain to separate the bathroom from the main bedroom, creating a great luminosity between the master walls and maintaining the line of the original suspended beam.
With this intervention, the focus was not only on the aesthetics defined in the project renders, but also on prioritizing comfort in each piece. The curved shapes invite you to sit, enjoy, and spend time in them.
The combination of original pieces, such as the grand dining room lamps, combined with cheerful colours and curved, natural forms, makes the space very special and distinctive, blending the chic with the historic.
The interior design was carried out by our studio, in collaboration with interior designer Ondrej Zdercik.

Centrally located penthouse in Palma, mere steps from a vibrant plaza and conveniently within walking distance of major commercial areas. Originally untouched for decades, the property, commissioned by a relocating couple, presented a challenge with its intricate layout and numerous partitions creating confined spaces.
The primary goal was a transformative approach, opening up spaces to maximize brightness, connectivity, and fluidity between rooms.
Emphasis was placed on seamlessly integrating the kitchen with the dining and living areas, complemented by optimizing the extensive terrace enveloping the entire penthouse—an integral link connecting indoor and outdoor realms.
Tailored to the couple's desired lifestyle, the design adopts a contemporary style leaning towards minimalism while retaining the essential warmth of a home. The challenge laid in subtraction—reducing partitions, simplifying layouts, and unifying surfaces.
Warm tones, neutral bases, polished microcement flooring, and splashes of color through carefully selected furniture defined the property. The couple's personal touch, evident in furniture choices and bold mustard and blue hues, added character.
Due to construction inconveniences, special consideration was extended to a neighbor, resulting in a gracious gesture of a new state-of-the-art television from the contractor.

Mormaiquel House is a rustic house located in Biniagual, just a few minutes away from Binissalem, ideal for enjoying the summer in the Mediterranean.
Biniagual is a small village with around 15 houses and 20 inhabitants in the interior of Mallorca, with its roots dating back to the Arab era. The house has been designed for a local couple and their numerous animals, situated on a rustic plot of 35,000m2 surrounded by picturesque vineyards and with impressive mountain views.
The architecture of the house has been developed on a single floor, allowing for a direct connection of all its rooms with nature and the surrounding environment. Moreover, this horizontal layout perfectly adapts to the size of the plot.
All rooms have been carefully oriented to take advantage of the best views and solar orientation, while not forgetting the connection to the rear part, allowing for cross ventilation and views from any point of the plot.
Regarding the choice of colors and materials, the rustic environment of the plot and the regulations requiring the use of ochre tones have been taken into account.
For the facade, a sand color has been selected, a beige tone that harmoniously blends with the surroundings. Additionally, stone extracted from the same plot has been used, contributing to creating a sense of cohesion in the design.
In the bathroom, microcement has been used on the vertical walls and bathtub cladding, reducing the number of materials and eliminating joints, achieving a cleaner and more uniform look.
The porch roof is covered with reed, creating a pleasant contrast with the white-painted beams and adding a fresh and Mediterranean touch to the ambiance. The owners have played an active role in the interior design, personally taking care of the furniture selection.
Natural materials such as wicker and wood have been chosen, along with fabrics in raw tones, to complete the harmonious style of the house.
The construction of the house lasted approximately two years and was supervised by the technical architect Iñaki Fernández to ensure the correct execution of the project.
It is important to highlight that this property has a unique value, as due to recent changes in regulations for rustic land, it is no longer possible to build residences and pools of this magnitude.

Refurbishment and extension of an existing house located at the center of the town Esporlas, located in Mallorca, Spain.The only element that is original is the main street façade, which was necessary to keep according to the urban rules.
The rest of the house is brand new, being able to have the opposite façade with a more contemporary style. The house has a back courtyard with a small pool.
The interior design of the project is contemporary, but according to the style of the old town. Natural materials, like wood, stone, glass, and steel corten make this house a mix between the rustic and the contemporary.

The Apartment Almudaina is located in the old town of Palma, near the Town Hall and the cathedral. The property is surrounded by narrow and winding streets. The owners were looking to create a new home in the city and were drawn to the vibrant street life of this characteristic neighborhood.
The apartment was in a condition that did not allow for habitation, so it was necessary to renovate the installations, kitchens, and bathrooms. During the renovation, we carefully considered the original elements of the dwelling to preserve its essence, such as the Ionic column, while incorporating contemporary elements to achieve a fusion of the old and the new, creating a chic and timeless atmosphere.
To achieve the desired chic effect, we combined the original colors of the dwelling with bolder tones, such as the red used in the sofa. Modern and traditional elements were mixed to create the feeling that they had always been there.
The flooring deserves special mention, as we decided to keep the original despite having to replace some hydraulic ceramic tiles. In some areas, herringbone oak wood was chosen.
The kitchen is a bright and open space. During the renovation, we opened up a hole in the load-bearing wall to connect the semi-open kitchen with the rest of the apartment. The chosen material for the island and other elements was Calacatta marble, which is white with distinctive gray veins.
The furniture selection was entrusted to Banni, who made an effort to fully understand our concept in order to portray it in the best possible way. Understanding the clients and their lifestyle was also a crucial factor in choosing fabrics that would ensure optimal use and durability over time.
The living room rug was designed with a completely customized pattern, as were its colors, allowing for a perfect combination with the other pieces in the room. The office area features wall-mounted shelves with large open spaces, creating a sense of spaciousness.
The bedroom posed a structural challenge, as it was decided to hang a large velvet curtain to separate the bathroom from the main bedroom, creating ample light between the master walls while maintaining the original suspended beam.
With this intervention, it was sought not only the aesthetics defined in the project renders, but also prioritized comfort in every piece. The curved shapes invite you to sit, enjoy, and spend time in them. The combination of original pieces, such as the grand dining room lamps, with cheerful colors and natural curves, turns the space into something very special and distinctive, blending chic and historical elements.
The interior design was carried out by our firm, in collaboration with interior designer Ondrej Zdercik.

Envy is a luxury residence located in Santa Ponça, a vacation area in the southwest of Mallorca, just 15 minutes away from Palma. It is located in front of the town's marina and a short walk from the main bars, restaurants, and beaches in the area.
The design of the house is inspired by our characteristic style, known for its horizontal structure and harmonious integration with the natural landscape. One of the most striking features of Envy is its exposed concrete exterior, an industrial material that combines structural functionality with a unique final aesthetic.
For a long time, we had wanted to use this material in one of our designs, but it was not until we received the commission from Patrick Hansmeier of Sophisticated Projects that any developer had dared to use it due to its complexity.
The initial visions of Hansmeier and our team aligned perfectly, and the first proposal presented turned out to be the definitive one, with only minor variations in the final result.
The project was highly successful in terms of timelines, as it was approved on the first attempt, significantly reducing the design time. The construction was completed in less than a year.
When approaching the design, our focus was on envisioning the exterior using concrete and addressing the potential challenges it posed. The challenge was to create a residence that retained the warmth typically found in homes, as concrete can convey a certain coldness and, if not executed correctly, may result in imperfect finishes.
With that goal in mind, we opened up the ground floor and connected the interior with the exterior to create a pleasant living space with views of the pool. Wooden slats were strategically placed on the sides to achieve the desired effect. Additionally, we designed an outdoor dining area and kitchen separated by sliding windows concealed behind the thickness of the facade wall, perfect for when there is a breeze or during cooler seasons.

Se trata de una vivienda unifamiliar aislada y piscina en una parcela rústica ubicada en el término municipal de Algaida.
Combina lo contemporáneo con lo tradicional, llevando los materiales y sistemas constructivos de la zona a unas geometrías que responden a las necesidades actuales.
El objetivo del proyecto fue encajar el programa solicitado con unas volumetrías que cumplieran las restrictivas normativas de aplicación en suelo rústico, otorgándole por el contrario un aire contemporáneo, escultórico y funcional que responde a la distribución interior, que si bien se adapta perfectamente a su entorno rústico, no repite la tipología que habitualmente se da en este tipo de parcelas, y que es fruto de una arquitectura de otra época, con unas estructuras familiares y unas necesidades distintas a las actuales, sino que busca una adaptación a las necesidades de programa y diseño actual.
El presupuesto para realizar el proyecto era muy ajustado, por lo que se recurre a un sistema constructivo muy sencillo.
Se parte de la influencia de las tradicionales casa de aperos, que son cubos de piedra con cubiertas inclinadas.
Por lo tanto, la vivienda se divide básicamente en 4 cubos de piedra, cada uno de ellos con su cubierta inclinada, siendo en sí mismos de una tipología constructiva basada en estas sencillas casas de aperos.
La inclinación de estos cuerpos se va intercalando, creando un interesante juego volumétrico, que además proyecta sombras diferentes a los propios volúmenes.
Adicionalmente, un quinto cuerpo, en este caso de color blanco, sobrevuela la planta baja de la vivienda, albergando la suite principal de la vivienda, y creando al mismo tiempo el porche de la zona de estar, ubicada bajo él. Este cuerpo blanco continúa la intercalación de pendientes inclinadas y obtiene las mejores vistas de la vivienda hacia la montaña.
Las volumetrías también son resultado de la búsqueda de elementos pasivos de la arquitectura bioclimática y sostenible, como son la perfecta orientación respecto al sol, que en invierno penetra en el interior calentando la casa, mientras que en verano, cuando los rayos tienen una inclinación mayor, son frenados por la dimensión de los porches, que no permiten su entrada directa, lo que hace que la casa no se caliente y ahorre energía.
Por otra parte, se han diseñado aperturas de huecos en posiciones estratégicas que permiten una ventilación cruzada que refresca y regenera el aire interior, disminuyendo la utilización del aire acondicionado en los meses calurosos y aprovechando al máximo la luz natural, disminuyendo el consumo de luz artificial. Además, estos huecos permiten disfrutar de vistas al exterior desde cualquier ángulo de la casa.
El programa de necesidades de la vivienda se compone de salón-comedor, cocina, 2 dormitorios y un baño/aseo en planta baja, y 1 dormitorio principal en planta piso, que cuenta además con zona de vestidor, baño incorporado, y zona de despacho.
La piscina se ubica frente a la fachada principal de la vivienda, ocupando todo su ancho, siendo de 20 metros de largo, ideal para nadar.
Han sido utilizados materiales de la zona, como la piedra de Santanyí para forrar los volúmenes de la planta baja. Este material incluso penetra en el interior de la sala, donde su pared principal es la continuación de la piedra de Santanyí que atraviesa desde el porche.

Las volumetrías también son resultado de la búsqueda de elementos pasivos de la arquitectura bioclimática y sostenible, como son la perfecta orientación respecto al sol, que en invierno penetra en el interior calentando la casa, mientras que en verano, cuando los rayos tienen una inclinación mayor, son frenados por la dimensión de los porches, que no permiten su entrada directa, lo que hace que la casa no se caliente y ahorre energía.
Por otra parte, se han diseñado aperturas de huecos en posiciones estratégicas que permiten una ventilación cruzada que refresca y regenera el aire interior, disminuyendo la utilización del aire acondicionado en los meses calurosos y aprovechando al máximo la luz natural, disminuyendo el consumo de luz artificial. Además, estos huecos permiten disfrutar de vistas al exterior desde cualquier ángulo de la casa.
El programa de necesidades de la vivienda se compone de salón-comedor, cocina, 2 dormitorios y un baño/aseo en planta baja, y 1 dormitorio principal en planta piso, que cuenta además con zona de vestidor, baño incorporado, y zona de despacho.
La piscina se ubica frente a la fachada principal de la vivienda, ocupando todo su ancho, siendo de 20 metros de largo, ideal para nadar.
Han sido utilizados materiales de la zona, como la piedra de Santanyí para forrar los volúmenes de la planta baja. Este material incluso penetra en el interior de la sala, donde su pared principal es la continuación de la piedra de Santanyí que atraviesa desde el porche.

Casa Elena and Manuel is a single-family home with a pool, designed by our studio in collaboration with the technical architect Iñaki Fernández and the construction company Blanc i Blanc. Strategically located in the Sa Torre urbanization, Llucmajor, this residence sits on a 994 m2 plot.
Given the limited budget, we chose to generate visual interest in the façade volumes and optimized the size of the openings to reduce costs.
The geometry of the house adapts to the interior function and aids in harnessing sunlight to enhance the interior lighting while ensuring privacy from neighbors, striking a balance between openness and seclusion.

The villa Twelve is located in Santa Ponça, a well-known tourist town in the southwest of Mallorca, in the municipality of Calviá. This property extends over approximately 1,000 m2 in an area where a large community of foreigners resides in spacious houses and some of the most luxurious properties.
When it came to designing, we drew inspiration from Mediterranean architecture and combined it with the geometric simplicity of contemporary architecture. Additionally, we analyzed the needs of the surroundings, the plot, and the climate of the island to obtain the main source of inspiration.
The most remarkable feature of the project lies in achieving a design based on a strong yet simultaneously simple and easily recognizable geometric form. This simplicity, that is, the ability to quickly sketch the formal geometry of the house by hand and make it easily recognizable, proved to be one of the most complex challenges, and we believe we have successfully achieved it in this project.
The project was commissioned by Sophisticated Projects, a developer-led by Patrick Hansmeier, who has developed various properties on the island in recent years. Their success is based on the desire to do things correctly and pay attention to even the smallest detail, offering quality and design. The developer requested the design of a contemporary house with straight lines and clean spaces that could have its own recognizable style.
The construction follows a Mediterranean-contemporary architectural style, carefully arranged to obtain spacious and extremely bright spaces with cross ventilation. This allows for a connection between the interior and exterior, generating a greater visual sensation. These spaces become a play of volumes that give rise to an iconic architecture where form and function merge. Each architectural gesture responds to a functional need.
Few materials have been used in the project, but they were selected with great care. Among them is the local dry stone from the municipality of Santanyí, used in both the exterior and interior walls, as well as the grey Balearic limestone, which provides neutral tones and harmony in the spaces, enhancing the desire for the home to be a space of relaxation and comfort.
The use of a few materials in neutral colours allows the furniture, carefully selected by interior designer Marga Comas, and the art, composed of sculptures and carefully chosen paintings, to stand out. The combination of local materials creates a geometry adapted to the functionality of the spaces, generating an iconic design where each gesture responds to a functional need.
Additionally, the design incorporates sustainability criteria, such as cross ventilation, good orientation, protection against sunlight in summer through covered outdoor terraces, and good thermal insulation.
The construction company responsible for bringing this house to life has been Islabau, under our supervision and that of the technical architect Iñaki Fernández.
Sustainability criteria were followed during construction, mainly through passive elements such as solar orientation and cross ventilation, as well as efficient thermal insulation in the house cladding using the External Thermal Insulation System (SATE).

Binifaldó is a single-family home in the exclusive residential enclave of Son Vida, Mallorca, representing the essence of Mediterranean sophistication.
Commissioned by a young Mallorcan couple, whose lives revolve around his professional demands as a prominent athlete, this home embodies a fusion of functionality and elegance, providing a perfect sanctuary for their stays on the island.
From its elevated position in a mountainous area, Binifaldó offers impressive panoramic views of the Bay of Palma, featuring exceptional architectural design that gracefully integrates with the natural surroundings.
The main challenge in designing the house was the irregular topography of the land, as it is a plot with a significant slope where the street level is considerably below the ground floor level.
This challenge was masterfully addressed by architect Jaime Salvá, who took advantage of the slope by incorporating two basements. One houses the parking and access to the residence, while the other includes a cinema and a gym.
An interior courtyard ensures that all rooms have a southern orientation, maximizing natural light and views.
Continuity between the interior and exterior is achieved through the consistent use of materials such as natural stone flooring and dry stone walls, creating a harmonious and serene atmosphere throughout the space.
The ground floor offers integrated living, dining, and kitchen spaces, as well as a bedroom with an en-suite bathroom.
The upper floor houses three bedrooms, all with en-suite bathrooms. The furniture, meticulously selected by the owner couple, completes the atmosphere of elegance and serenity.

Se trata de una vivienda unifamiliar aislada con piscina, de estilo contemporáneo, en una parcela de 529 m2 situada en la urbanización “Viñas de Son Verí”, donde el blanco y el negro son los protagonistas. Las líneas rectas y el juego de volúmenes dominan la estructura de esta casa de 158 m2 distribuida en 2 plantas y sótano.
Las formas volumétricas de la vivienda son resultado de la voluntad de conseguir un diseño proporcionado, escultórico, y funcional, ya que responden a su distribución interior. Todas las estancias se orientan a sur, obteniendo las mejores vistas a la bahía de Palma, y la mejor respuesta bioclimática.
En la planta piso se distribuyen 2 terrazas pergoladas. La mayor de ellas tiene un único acceso por el dormitorio principal, lo cual le otorga una mayor privacidad. Mientras que los otros 2 dormitorios acceden a la terraza de menor superficie. Estas terrazas forman los porches en planta baja, que se han diseñado como una continuación del salón-comedor, dando así una sensación de mayor amplitud a la casa, relacionando el interior con el exterior.
Para ayudar a conseguir esta sensación de continuidad, la cocina tiene acceso tanto al comedor interior como al comedor exterior, dominando las zonas comunes de la casa.

Proyecto de reforma de un piso existente ubicado en el barrio de La Lonja, en Palma.
Se cambia la distribución original de la vivienda, consiguiendo espacios más diáfanos y ordenados, actualizando y modernizando la estética general de la vivienda.
Como resultado, la cocina queda integrada en el salón-comedor, se reubican baños, se crea una coladuría, y en general se modernizan los materiales, siempre conservando el carácter original de la vivienda.
Se aprovechan algunas carpinterías existentes, reubicandolas.
También se da protagonismo a las terazas, resaltando las buenas vistas a la ciudad de Palma y su catedral, colocando tarima de madera y mobiliario exterior.

El encargo consiste en reformar y ampliar una vivienda existente, construida a finales de los años 70.
El estilo de la zona se caracteriza por una influencia ibicenca característica en la zona, con cubiertas planas y cubos blancos.
El proyecto trata de conseguir un estilo acorde con este entorno, dándole un aire contemporáneo, tratando de conseguir un estilo fresco y mediterráneo.

El objetivo del proyecto es realizar una vivienda atractiva visualmente para poder ofertarse en alquiler vacacional.

Vivienda unifamiliar aislada en Es Puntiró, compuesta de 2 plantas y una piscina. La normativa del lugar está sujeta a Suelo Rústico General, lo que dicta unas normas estéticas de arquitectura tradicional, a pesar de tratarse de una parcela ubicada en una urbanización, y que sugiere una arquitectura más contemporanea. El resultado es una combinación de materiales y geometrías tradicionales, como son las cubiertas inclinadas, teja árabe, muros de piedra y otros materiales nobles, tal y como dicta la normativa, pero jugando con un diálogo más contemporáneo, inclinando las cubiertas hacia el interior, y jugando con los volúmenes.
Por motivos de presupuesto, no se llegó a colocar las fachadas de piedra que estaban proyectadas, tal y como se puede apreciar en las imagenes 3D desarrolladas durante la fase de diseño.

PROYECTO: ABC House

Reforma de vivienda existente. El encargo trataba de actualizar una vivienda para conseguir transformarla en un diseño más contemporáneo, consiguiendo al mismo tiempo ser atemporal, ya que la vivienda había sido reformada en anteriores ocasiones, teniendo voluntad de que esta sea la última gran reforma.
Se cambia la distribución de la vivienda, consiguiendo jerarquizar los espacios, y que estos se aprovechen de las impresionantes vistas a la bahía de Palma que la casa dispone.

PROYECTO: Reforma del despacho de la Raya Burón abogados

Reforma de local existente para transformarlo en el despacho de un despacho de abogados.
Los objetivos del proyecto son conseguir aprovechar al máximo la reducida superficie del local, mediante materiales naturales claros y luminosos y el aprovechamiento de los espacios.
Para la separación entre la planta baja y la planta del altillo se opta por unas lamas verticales de madera que filtran la luz natural durante el día, mientras que por la noche la luz del altillo es tamizada a través de las lamas, creando un elemento compositivo que domino el espacio.

Reforma y ampliación de vivienda existente en el centro del pueblo de Valldemossa.
El proyecto original lo llevó a cabo el arquitecto Antoni J. Borrás Seguí hasta el término de la ejecución de la estructura de la vivienda. Jaime Salvá interviene en el final de la obra, tomando decisiones de detalles, como el diseño de la escalera interior de acero corten en el espacio central de la vivienda.

Vivienda unifamiliar aislada en el Término Municipal de Selva, en una parcela Rústica. La vivienda cuenta con 251m2, repartidos en 2 Plantas. Dado el desnivel de la parcela, la vivienda cuenta con 2 volúmenes que se unen mediante la zona de acceso a la vivienda y distribución, adaptandose cada uno de ellos a la topografía del terreno. Se ha buscado cumplir con el programa de necesidades redactado por los clientes, una familia extrangera cuya voluntad ha sido la de crear un hogar par atodo el año, en donde puedan celebrar reuniones con los amigos, tanto en el interior como en el exterior de la vivienda, con una arquitectura rústica, ya que lo exije el entorno que la rodea, y la normativa vigente del lugar, pero a la vez con toques contemporáneos.

PROYECTO: Desaladora, Andratx

Proyecto que se hereda de una anterior propuesta de otro arquitecto, teniendo que respetar su esqueleto estructural ya iniciado, pero con el encargo de modificar el diseño y darle otro aire al respecto al anterior proyecto. Situada en un entorno rural, rodeado de pinos, la solución adoptada intenta ser de una arquitectura orgánica, siempre teniendo que respetar la volumetría anterior. El edificio tiene 2 volúmenes diferenciados; la gran nave con cubierta inclinada por una parte, y la zona de oficinas y otras dependencias por otra, con un volumen alargado y cubierta plana. La gran nave que contiene la maquinaria de la desaladora, está flanqueada por 2 muros de piedra, mientras que una “cascada” parte de la cumbrera de la cubierta, y baja hasta la fachada, utilizando pues el mismo material, que de cubierta se transforma en fachada, con un degradado de color, inspirado en el proceso de desalación del agua que ocurre en el interior del propio edificio. El otro volumen, el de la zona de control y despachos, se resuelve de una manera más sobria, marcando los accesos con un pequeño voladizo y un cambio de material.

PROYECTO: Edificio de oficinas. Sede CAEB en Parc Bit

Concurso adjudicado y desarrollado hasta el Proyecto de Ejecución. Se trata de un edificio de oficinas para albergar la sede de la CAEB (Confederación de Asociaciones Empresariales de Balears). El edificio se sitúa en un solar del parque Balear de Innovación Tecnológica (Parc BIT ), cuya ordenación es obra del reconocido arquitecto Richard Rogers. Se trata de un edificio sostenible, construido mediante materiales prefabricados de hormigón. La volumetría general viene condicionada por la normativa del propio parque. La fachada de acceso principal tiene su acceso planteado tangencialmente, siguiendo el eje peatonal que lleva desde el parking hasta los edificios. Mediante unas piezas verticales prefabricadas, colocadas cada 1´20m, se consigue controlar la luz que entra en el edificio y las vistas. Estas piezas consiguen un movimiento en la fachada al cambiar algunas aristas de lugar. Así, la fachada se puede percibir como sólida o hueca según su punto de vista, si es tangencial o frontal, dándole dinamismo al edificio.

PROYECTO: 3412 Hilview Avenue

Proyecto realizado por el despacho Korth Sunseri Hagey Architects, despacho ubicado en la ciudad de San Francisco, en donde Jaime Salvá trabaja entre los años 2005 y 2006, colaborando entre otros, en este edificio de oficinas, sede de la empresa SAP, ubicado en el 3412 de Hillview Ave, en Palo Alto, la zona de Sillicon Valley, en California, muy cerca de las sedes de otras compañías como Google, Apple, Facebook, etc.
Se trata de un edificio de oficinas compuesto por 2 volúmenes articulados, en un terreno con una gran pendiente.
The project consist of a new 6.872 m2 building to replace an existing building. The hillside site has a grade change of approximately 75´with a cross slope of about 13´. The site strategy was to locate the building at the top of the site to take advantage of the views to the bay and adjacent open space. The massing of the building is broken into twoo split level wings to respond to the cross slope. One wing creates a sweeping gesture and acts as a backdrop for the arrival court. The other wing spatially ectends the building into the landscaped area and gestures toward the open space. Both wings are connected by a transparent lobby volume enhancing the indoor/outdoor experience. The parking structure is tucked into the void left behind by the demolition of the existing building and is naturally screened by the topography and vegetation.
The project was designed to LEED standrads and includes with numerous sustainable principes. The building shell consists of high performance, low-e, spectrally selective glazing and glass fiber reinforced concrete. Site strategies include bioswales and drought tolerant planting.

PROYECTO: Casa Racó

Se reforma integralmente y amplía sustancialmente esta vivienda unifamiliar entre medianeras situada en el centro del pueblo de Selva. Se transforma totalmente el interior, aumentando el volúmen, y consiguiendo una vivienda contemporánea que convive y respeta su entorno y respeta su fachada principal.

PROYECTO: Escoleta Son Dameto

Concurso público para la construcción de una escoleta en Son Dameto. Se proyecta todo el edificio en la misma planta. El edificio se desarrolla en tres volúmenes, dos de ellos claramente orientados a Sureste y el tercero que hace de rótula entre ellos dos que recoge el acceso general y distribuye los anteriores. El edificio deja dos espacios libres:-Uno es el patio de juegos, situado al sureste, con acceso desde todas las aulas y el comedor, y controlado por el edificio, que además domina visualmente la calle Sevilla al estar elevado sobre esta.-El otro es el de la zona de acceso principal, equipado con bancos, destinado a tener una zona de espera agradable exterior al centro.En cuanto a los accesos se refiere, están claramente segregados:-Por un lado está el acceso general de los niños, tutores y educadores, situado en el espacio libre antes citado al oeste del edificio.-Y por el otro está el acceso del personal no docente del centro, que accede al edificio por la fachada noroeste con un espacio adecuado dedicado a carga y descarga a la zona de servicios.

PROYECTO: 90 alojamientos en la Universidad

Anteproyecto para la UIB (Universidad de les Illes Balears) para construir 90 alojamientos, y sus zonas comunes, como salas de estudio, consergería, lavandería, etc. Los alojamientos, de entre 30 y 40 m2, se realizan mediante módulos prefabricados de la empresa " Compact Habit ". Utilizando éste sistema constructivo, se reduce considerablemente los plazos de ejecución de la obra, y se asegura cumplir en calidad y presupuesto, ya que los módulos se realizan en fábrica. Para evitar que el edificio sea monótono, al repetirse el mismo módulo prefabricado tantas veces, los alojamientos se separan con elementos de color que aparecen y desaparecen según si el punto de vista es frontal o tangencial.

PROYECTO: Vila Gabelli

Se trata de una reforma y ampliación de una vivienda unifamiliar aislada con piscina en la exclusiva urbanización de Son Vida, Mallorca.
El programa consiste en actualizar la vivienda, que originalmente es del año 1970, y ampliar, cerrando los porches existentes, y extendiendo una crujía adicional.
Además, se plantea una suite en una planta adicional. Las ordenanzas urbanísticas únicamente nos permiten edificar una planta adicional en una reducida y concreta superficie junto la entrada a la vivienda. Esta geometría, casi triangular, y volada, se diseña como una intervención vanguardista, con fachada de acero, retroiluminada, y líneas rectas, sobre el edificio existente, que es de arquitectura más tradicional / europea / mediterránea.
Esta intervención actúa de porche de la zona de entrada, y le dota de mayor impacto en su fachada que da a la calle, conjugando lo nuevo con lo anterior en un choque de volumenes.

PROYECTO: Vila Madeleine
TIPOLOGÍA: Reforma de vivienda unifamiliar entre medianeras
LOCALIZACIÓN: Es Figueral, Marratxí

SUPERFICIE SOLAR: 110 m2 / SUPERFICIE CONSTRUIDA: 192 m2
Se trata de una reforma de vivienda existente entre medianeras, de estilo vanguardista y líneas rectas.
La reforma se centra principalmente en la planta baja. El patio exterior estaba situado a 1´5 metros por debajo del nivel del salón. Ello creaba una desconexión entre el salón y el patio, al que se debía de acceder mediante una pequeña escalera, cuya barandilla además frenaba las vistas.
Se diseñó una estructura que eleva el patio, dejando la nueva tarima de madera al mismo nivel del salón, y de esta manera consiguiendo que el patio fuera una extensión del interior, ganando en amplitud visual y funcional.
Aprovechando esta diferencia de alturas, se crea una pequeña piscina, que refresca el patio y que actúa como un elemento decorativo, en especial cuando se ilumina durante la noche.
La reforma también contemplaba alinear las alturas de los muros de cerramiento del patio, y se diseñaron unos elementos de acero que actúan como “marcos” para ubicar la vegetación, que nace desde la pared del fondo y se enreda a través de una trama de varillas de acero estratégicamente colocadas en la parte superior del cerramiento.
En el interior del salón, se diseñó a medida la estantería, con las baldas del mismo acero que el cerramiento exterior. Esta voluntad de igualar materiales enfatiza la conexión inerior – exterior. La escalera original que arranca desde el mismo lugar también es del mismo material.
En el baño, la grifería de estilo antiguo y una portada antigua enmarcada de la revista LIFE contrastan con el moderno mueble de baño, diseñado por Ana Velasco con madera maciza de Palisandro, la misma con la que se forra el lateral de la bañera.

PROYECTO: Master Plan Marges Bonanova

El encargo era hacer un “Master Plan” de un suelo ubicado en Palma para participar en la convocatoria pública de oferta del suelo para la creación de reservas estratégicas de suelo.
La superficie del suelo es de 0´48 Ha, clasificado como suelo urbano con calificación “I2a” (Residencial unifamiliar asilada) según la ordenación del suelo urbano de la Revisión del PGOU de Palma.
La edificabilidad de este terreno del municipio de Palma es de 0´9 m2/m2, o de 75 viviendas/Ha. La zona de actuación presenta una superficie de 0´48 Ha.
Contemplando la edificabilidad mencionada, se plantean 36 viviendas, 18 viviendas VPO (viviendas de protección oficial), y 18 viviendas Libres. Todas ellas tendrían una tipología de 90 m2, con 3 dormitorios y terraza de unos 6 m2.
El desnivel que tiene el solar, descendente desde la calle de acceso hasta un máximo de 10 m, provoca por una parte que se disfruten las vistas hacia el castillo de Bellver, ya que los edificios se disponen de manera escalonada, y por otra parte, hace que la calle “Frances Vidal i Sureda” no tenga la presencia de los edificios, ya que éstos están situados a una cota menor.

PROYECTO: Master Plan Cas Fornes

El encargo era hacer un “Master Plan” de un suelo ubicado en Palma para participar en la convocatoria pública de oferta del suelo para la creación de reservas estratégicas de suelo.
La superficie de este suelo es de 15,333 Ha, de las cuales 10,688 Ha están clasificadas como “Área de transición y Crecimiento”, que son las utilizadas para el número de viviendas. El resto de Ha. se trata de Área de Harmonización.
La edificabilidad de este terreno es de 0´9 m2/m2, o de 75 viviendas/Ha. La zona de actuación es la calificada como “Área de transición y Crecimiento”, con una superficie de 10´688 Ha.
Contemplando la edificabilidad mencionada, se plantean 801 viviendas, 401 viviendas VPO (viviendas de protección oficial), y 400 viviendas Libres. De estas viviendas, la mitad serán de 60 m2 con 2 dormitorios, y la otra mitad de 90 m2 construidos con 3 dormitorios, todas ellas con terraza cubierta de entre 5 y 6 m2. La suma de m2 de superficie construida, contando las 801 viviendas, será de 70.330 m2, siendo inferior a 96.192 m2 (10´688 Ha x 0´9 m2/m2 de edificabilidad máxima).
Se mantienen los viales previstos que aparecen en las modificaciones previstas para la adaptación del PGOU al Plan Territorial de Mallorca, ampliando la sección de la Calle “Coronel Beorlegui” hasta aproximadamente su Km. 1,4.
Se da continuidad a una vía inferior prevista tanto en las citadas modificaciones previstas del PGOU que traspasará dividiendo en 2 nuestro suelo. Los dos viales se conectan, mediante 2 nuevos perpendiculares a los anteriores, perimetrales a la zona de actuación, que ayudan a su vez a la vertebración de este “brazo” de área transición y crecimiento.
Se respetan los sistemas generales espacios libres del PGOU, dejando uno de los 2 lados que genera la vía inferior prevista por el PGOU como zona verde. El desnivel que tiene el solar, descendente desde la calle “Coronel Beorlegui”, provoca que se disfruten las vistas hacia toda la ciudad, incluido el mar y el castillo de Bellver, ya que los edificios se disponen de manera escalonada.
